The Town Car air springs use a rubber bladder to hold air at a pressure that supports the weight of the rear of the car at trim height. The rubber deteriorates over time and cracks and the cracks get bigger and leak air. The most common point of failure is under the fold of the air spring. This location cannot be seen when the car is at trim height and needs the car to be raised so the wheels are off the ground so the suspension switch needs to be in the OFF position. If the switch is left ON the air will be vented from the springs and the cracks may not appear to be as large as they actually are under normal air pressure.

The attached document contains pictures of the air springs that were installed in Tim Andersen (NO0C) 1992 Town Car in April 2006 (manufactured in Oct 2003) by Tim. The replacement Arnott air springs were installed at the end of December 2013 due to leaking. This gives you an idea of what to look for before the springs start to leak and how many years that might be.
